RICS Homebuyers Report (Level 2)
An RICS Homebuyer report (Level 2) is a comprehensive inspection and report on a property’s condition and suitability for purchase. All our surveys are conducted by an MRICS accredited Chartered Surveyor whose aim is to make you fully aware of any defects, or issues, prior to you committing to proceed with the purchase.
RICS Building Survey (Level 3)
An RICS Building Survey (Level 3) is a more extensive survey recommended for older and/or larger properties, or properties which have undergone structural alteration, those which are in a poor state of repair. It is comprehensive inspection and report on a property’s condition and suitability for purchase.
RICS Redbook Valuations
An RICS Red Book Valuation is survey and valuation of a property prepared by a RICS registered valuer and prepared in accordance with the provisions of the RICS Valuation Global Standards 2021 (“The Red Book”). We provide valuations for of Inheritance Tax, Capital Gains Tax, Help-to-Buy.
Party Wall Notices & Awards
If you or your neighbour are carrying out construction works which fall under the Party Wall etc. Act 1996, we assist can with service of Notices and preparation of Party Wall Awards. We offer a fair and impartial approach, with a focus upon enabling lawful development works whilst minimizing.
Leasehold Reform Act Valuations
If you are a flat owner seeking to extend your lease, or if you wish to purchase the freehold of your building, we can assist with independent valuation of the fair premium which should be payable. All valuations are conducted by RICS registered Valuers and these can be prepared in accordance with the provisions of the Leasehold Reform Act 1993
Schedule of Condition Reports
A Schedule of Condition is an inspection and report on property’s condition. It provides a clear record of a property’s condition as at the date recorded, with the intention to resolve/avoid disputes that may arise fairly and efficiently. All our surveys are conducted by an MRICS accredited Chartered Surveyor.
Licence to Alter
We act for freeholder’s and/or management companies in providing a professional review of construction works which are proposed by a flat owner/leaseholder in their building.
Rent Reviews
We conduct Rent Review negotiations of retail and office units acting on behalf of both Landlords and Tenants.
